How house valuation works in the Netherlands
Three numbers anchor any Dutch house value. The first is the WOZ value (WOZ-waarde) — the valuation every municipality assigns to each home for tax purposes. It is set on 1 January of the previous year, so it trails the live market by roughly a year, but it is a solid public baseline. The second is recent sale pricesin the same postcode and buurt, published by CBS. The third is the property's own characteristics — floor area, build year and energy label — which move the value up or down against the local average.

Why the asking price is only half the story

How do I check a house value in the Netherlands for free?

Is the WOZ value the same as the market value?
No. The WOZ value is the municipality's tax valuation, set on 1 January of the previous year, so it usually trails the market by about a year. Market value reflects what buyers are paying today, which in a rising market is often higher than the WOZ.
Can I calculate my Dutch property tax from the WOZ value?

How accurate is an online house valuation?
