By using this website you accept these terms. If you do not accept them, please do not use the site.

HomeReview generates an automated report about a property and its surroundings, based on publicly available data and our own calculations. A report may include neighbourhood characteristics, an indicative price per square metre, risk indicators, liveability indicators, and an estimate of recurring monthly ownership costs.

The service is provided free of charge and is intended as general orientation for people researching a property.

This is the most important section of these terms.

HomeReview does not provide:

• a valuation or appraisal (taxatie) as defined by Dutch law or by NRVT, NWWI or comparable standards;
• a structural or technical survey (bouwkundige keuring);
• mortgage, financial, investment, tax or legal advice;
• a guarantee that a property is suitable, safe, or worth any particular amount.

All figures are indicative estimates produced by an automated model. They are not verified by a person, and they are not an offer, a recommendation, or a professional opinion.

Before buying, selling, or making any financial commitment, obtain independent professional advice. Do not rely on a HomeReview report as the sole basis for any decision.

Reports are assembled from public registers and open datasets, including but not limited to the Basisregistratie Adressen en Gebouwen (BAG), Centraal Bureau voor de Statistiek (CBS), EP-Online, and publicly available WOZ information. Each report shows the source and the retrieval date for the data it uses.

These sources may be incomplete, delayed, or incorrect. Registers are updated on their own schedules and we do not control them. A property may also have been altered in ways no register reflects.

We do not have access to confidential transaction data. Price estimates are derived from public and aggregated information and will differ, sometimes substantially, from actual sale prices.

We make no warranty that the information on this site is accurate, complete, current, or fit for any particular purpose.

To the fullest extent permitted under Dutch law, we are not liable for any loss or damage arising from the use of this website or from any report generated by it. This includes financial loss, loss of opportunity, or loss arising from a decision to buy, not to buy, bid, or refrain from bidding.

Nothing in these terms excludes liability for damage caused intentionally or by deliberate recklessness on our part, or any other liability that cannot lawfully be excluded.

No rights may be derived from the content of this website or from any report it produces.

You may use HomeReview for personal use and for your own professional practice, including sharing a report with a client.

You may not:

• access the site by automated means, including scraping, crawling, or bulk querying;
• copy, resell, or republish reports or underlying data as a standalone product or dataset;
• remove or obscure source attributions or disclaimers from a report;
• present a report as your own valuation or professional assessment;
• use the site in a way that disrupts it or burdens it disproportionately.

The scoring methods, report layout, texts, and software on this site belong to us. Underlying public data remains subject to the terms of its own source. You may share an unmodified report; you may not build a competing service from our output.

The service is provided as-is. We may change, suspend, or discontinue any part of it at any time, without notice and without liability. We may also change these terms; the version published here at the time of your use applies.

Our handling of personal data is described in the Privacy Policy at homereview.nl/en/privacy.

Dutch law applies. Disputes will be submitted to the competent Dutch court, unless mandatory law designates another court.
